Simple and quite clean room - at 300 thb per night it is worth. 'regular' rate seems me a bit expensive : rooms are small and the one I had was missing to get paint refreshed (some braun strains on the wall nearby the bed look durty). The a/c remote control was not working. There is no fan, while most of the time at night it would be sufficient, ecologically and economicaly smart and healthier :)

Not worth the price ”
Probably the worst room I have slept in Thailand, considering the same price range. The pictures did not correspond to the real condition of the room. The walls were filthy, the bathroom probably hasn't had a deep clean in years, you couldn't wash your face because the tiny corner sink had a shelf above it, there was a window towards the corridor with no shade so that I had to sleep the whole night with the light coming from the corridor, very bad noise insolation, the windows don't close completely, the first night was very cold since there were no blankets on the bed. I think there is way better options for the same price or just a couple euros more.

Cheap (390 THB per night)but still too expensive for such a room. Because very dirty especially the bathroom and no nice shower. The shower is over the toilet bowl. You can hear everything from the neighbors. They don’t change towels every day. You can get a better room in another hotel for only a few THB more. Maybe for one night okay.

Nice Budget Hotel”
I only stayed one night due to late flight arrival convenience before paying up front for 4 nights at another hotel with a pool. The pool was nice but...I wish I had've stayed on at Banwiang: clean, well-run, great value for money with good basic facilities and excellent WiFi. The lady who runs it and her staff are very nice. It's in a quiet back street in the old part of Chiang Mai with many places to eat & drink nearby. If you don't need a pool (or an elevator) but you want good value, it's a nice place to stay. I would stay there again (and pay 100baht to swim in the other hotel's pool). Quick note: Agoda's booking had 12:00 check-out but it's 11:00 at the hotel, but they understood and didn't charge me for checking out late :)

Near the Old City without the noise”
we arrived late but got room quickly--wanted a twin room (change from double) and that was arranged promptly. fan room still cool on 4th floor in mid-march. small verandah with area to hang clothes, a plus for small items. otherwise, self-service laundry after 5pm downstairs, or plenty of laundries around area. also, safe deposits downstairs for day. room spacious for the price, and courteous staff. bathroom not spotless but decent. ran out of water the second day in the morning but engineer came to fix it, and we took our showers downstairs. loved that it's in a small side lane with many guest houses, but very quiet. 5 min walk to old city, many cafes including black canyon and brix (cafe). also close to night bazaar and saturday/sunday walking markets. we decided to extend our stay here as it's a pretty comfortable place.

I stayed in this hotel for five days to maximize my stay in Chiang Mai. The best thing about this hotel is the landlady and her staff who are all polite and easy to deal with. Coming from a stressful trip, she allowed me to check in early ( I emailed her a day before). There are no elevators and I was assigned in the 4th floor so i guess this is something that other people should consider. It was fine to me though. The area is pretty safe and strategic to key transportation.

Fantastic place”
This has been my go-to place in CM for 2 trips now. It's tucked away in a quiet Soi, close to the Thapae Gate and restaurant area of Ratwithee road. The owner is the most delightful, accomodating person you'll ever deal with. This trip, I bounced in and out of CM, staying a total of 7-8 nights over a month period, my room was always available, baggage was stored safely, laundry done on site. Cannot speak more highly of the owner, Highly recommend, I'll definitely keep it as my Go-to accommodation in Chiang mai

Cheap and nice owner ”
It's located right near the East gate of Chiang Mai old city, walking distance to temples, night bazaar, Sunday night walking street. The owner was nice, helping us a lot with bus ticket booking and motor renting. Basic facilities but we of course did not expect much with 100bath per night- you get what you pay.

I don't know why this place is not at least an 8.5 stars. It's VERY good. Nice room and bed, small balcony, tv, aircon and fridge. The staff is very nice and has plenty of security. WIFI is amazing we could use it perfectly well habing 3 devices connected at the same time. We stayed in 2 more places in a Chiang Mai before this one and by far the best one. Perfect location for sat/sun market and night bazaar. Full of cafes around nothing to complain !

I was staying in the cheapest 4-bed dorm they had and all week, the owner would put people in different rooms so I could keep my privacy. She took care of me very well. When I forgot my key card at 3am, the poor girl even woke up to let me in. My new Thai mom for sure! I'm coming back to Chiang Mai for Songkran and just booked a week here. Great bang for your buck.

Nice stay in the center of old town”
The guesthouse is located in the old town of Chiang Mai. Close to everything on foot and pretty quiet (not on the main road). They propose breakfast in the morning and also motorbike rental or bus tickets. The staff is nice, although they are not many so you might not find someone at some time during the day. The rooms have small balconies and private bathroom with hot water, could be cleaner but it was fine for us. The value is great for the price.

Affordable rooms in the Old City”
Staff was incredibly helpful! I can't thank them enough for all the useful advices and help!! If you need to call the taxi to the airport/any other destination, just go to reception. You can also buy bus tickets, and book guided excursions there. Strong Internet. Great location in the Old City, still far enough from all the noise. 5 mins walk to the Tha Pae Gate. Basic rooms. But you don't go to Asia to spend time in your hotel room :) Will definitely stay again!
